HauckSchuchardt advises DIC Asset AG on forward deal to secure “Unite Offices” new construction project

HauckSchuchardt advised DIC Asset AG on securing the “Unite Offices” new construction project, in Offenbach, in contractual terms with regard to all legal issues. DIC Asset AG, a leading German publicly listed real estate firm, has secured a new construction project as part of a forward deal from project developer Becken. The purchase price, including ancillary acquisition costs, was about 85 million euros. The property is located at Berliner Str. 300 in Offenbach am Main. Once complete, it will have about 13,300 square meters of leasable space in total. The plot of land, which encompasses 8,860 square meters, will be the site of a high-quality complex of two office buildings and a parking structure featuring 300 parking spaces, all to be built by the fourth quarter of 2021. The two new buildings are already pre-leased out in full to the AXA insurance group and flexible office provider Regus. The lease agreements signed have an average term of about 12.4 years. The transfer of possession, rights and obligations is slated to take place in early 2021.
